My Readability Guarantee
My memos and agreements won’t make your eyes glaze over. You’ll be able to make decisions using them. You shouldn’t have to pay a lawyer to interpret them.
I write documents for you to read. Other lawyers write documents for lawyers. They write at a graduate reading level. Every document I write for you will be at a 10th grade level per the Automated Readability Index.
I structure documents for readability. Other lawyers use all caps, justified text, narrow margins, no line spacing, and no color. These strain your eyes and reduce readability. I use document design best practices to improve your experience.
And if you do need help interpreting an agreement down the road, I promise to help you at my current hourly rate. If what I wrote wasn’t clear, that’s on me, not you.
Client Story: fourplex TIC agreement
Question: We are two couples who bought a fourplex. We’d like a tenancy in common agreement to clarify our co-ownership. We’re planning to share the cost of interior unit renovations proportionate to our interests. We’re thinking about adding a fifth unit. Can you give us voting rights as individuals rather than as couples?
Answer: Yes, I can draft a space assignment TIC agreement for you. That agreement is a contract between the owners. It can come after the purchase.
Many people use a TIC agreement to mimic a condo structure, but you’re looking to share your finances more. I’ll start with my template for groups who are looking to share finances.
Adding a fifth unit will require approval from the California Department of Real Estate for an undivided interest subdivision. I’ll flag that in the agreement.
Yes, I can give you voting rights as individuals rather than as couples. I get asked this a lot, actually. I can do so as long as each owner group has two people. If that ever changes, voting will revert to one vote per owner.

Tenancy in Common Agreements
A space assignment tenancy in common agreement allows you to condo convert without actually condo converting.
Frequently Asked Questions

I view agreements as a means to an end, not the end in itself. An agreement helps you accomplish the goal of buying a property together or living together. I don’t want agreeing on an agreement to impede your goals.
I aim to draft agreements efficiently rather than exhaustively ensuring an agreement meets everyone’s needs. I believe a fundamental part of living together is realizing that everyone’s needs can’t be met. Also, I believe agreements should address not only the needs of the present group members but also the needs of future group members. So, I aim to draft agreements that are good enough for both present members and future members. They ensure that decisions on how to handle worst-case scenarios are made in advance. They are fair enough, but not perfectly equitable.

My agreement drafting process is structured to align with my approach to agreement drafting.
I send groups an intake survey to collect answers to essential questions. I revise my best-aligned template agreement to account for your responses. I meet once with your group to review the draft agreement. Then I revise one more time based on feedback in that meeting. All of this is handled for a flat fee. A flat fee align my process with my approach and with your goals. I am incentivized to finish your agreement promptly and to make only the changes necessary to make the template work for your group.
If your group wants more revisions, those revisions will be handled on an hourly basis. This hourly fee encourages you to treat agreement drafting as a process of aligning on what’s good enough, not what’s perfect.

I provide agreement drafting clients with well-formatted, visually pleasing agreements at a 10th grade reading level.
Clients receive a Microsoft Word document, a Google Doc, and a PDF for execution. It’s important to ask your attorney in advance what you’ll receive. Some attorneys only provide you with a non-editable PDF with security settings restricting download and internal searching. This essentially binds you to that attorney in perpetuity by making it difficult for other attorneys to work with the document. By contrast, I prefer for you to choose Coliving Counsel to amend your agreement in the future based on the quality of our work. If you’d like to have another attorney take over amendments, you’ll be able to effect that transition seamlessly.

Yes, I can.
If you’d like an existing agreement converted to a 10th grade reading level, I will quote you a flat fee for that conversion. I will need to see the agreement before quoting a flat fee. Ideally, I will need a word document version of your agreement. Some tenancy in common agreement attorneys (you know who) only provide a non-editable PDF with highly restricted security settings. Amending and restating such agreements is complicated and may not be possible.
I can also amend particular sections of agreements drafted by other attorneys without amending the entire agreement. I typically handle this type of work on an hourly basis.
