Typically, these agreements are used to create a condo-like structure where local condo conversion ordinances render condo conversion infeasible. They are commonly used in cities like San Francisco, Oakland, Berkeley, and Los Angeles.

TIC agreements are perceived to be quite specialized agreements, and it’s true that only a handful of attorneys in California draft them. For this reason, they command a premium. However, space assignment TIC agreements are essentially condo project covenants, conditions, and restrictions with a few specialized clauses. We price accordingly, and we believe we’re a few thousand dollars cheaper than other attorneys.

  • Drafting a well-designed, space-assignment TIC agreement and memorandum of tenancy in common agreement at a 10th grade reading level

Services not covered by flat fee

The flat fees quoted above do not apply to the following situations:

  • 5 or more residential units;

  • TIC agreements where some tenants in common do not have space assignment rights;

  • TIC agreements for vacation homes;

  • TIC agreements involving some units yet to be constructed.
